What is the process of selling commercial real estate? How does it work?
Our process for selling commercial real estate is typically four steps:
Step 1: Initial analysis and consultation – During this step, we will meet with you to learn about your goals. We will also request the income and expenses for your property. Providing your records will allow us to do a value analysis of your mixed-use, retail, or multifamily real estate property and advise you on how to achieve your goals.
Step 2: Presentation of value and market demand – Here we’ll present your property-specific asset valuation and share information about the market demand as it relates to your property type and location. With this information, you’ll feel confident in your property valuation and pricing strategy.
Step 3: Listing and marketing your real estate asset – As your trusted partner, you’ll sign the listing agreement, and our marketing and investment sales team will get to work marketing your investment property. What is a 1031 exchange? How does it work?
A 1031 exchange is a swap of one investment property for another investment property. Under certain circumstances, this process allows you to postpone paying federal taxes on any capital gains.
Most taxpayers are eligible to engage in a 1031 exchange. But the properties you are selling and purchasing must qualify as an investment property, trade, or business.
