What is the process of selling commercial real estate? How does it work?
Our process for selling commercial real estate is typically four steps:
Step 1: Initial analysis and consultation – During this step, we will meet with you to learn about your goals. We will also request the income and expenses for your property. Providing your records will allow us to do a value analysis of your mixed-use, retail, or multifamily real estate property and advise you on how to achieve your goals.
Step 2: Presentation of value and market demand – Here we’ll present your property-specific asset valuation and share information about the market demand as it relates to your property type and location. With this information, you’ll feel confident in your property valuation and pricing strategy.
Step 3: Listing and marketing your real estate asset – As your trusted partner, you’ll sign the listing agreement, and our marketing and investment sales team will get to work marketing your investment property. To learn more about our highly competitive process, please see question “How do you market a property for sale?” below.
Step 4: Close transaction and redirect proceeds to new opportunities – When your property sells at top market value to the most qualified buyer, we can help source your next real estate investment to reinvest your proceeds and fulfill your future goals.
What is a 1031 exchange? How does it work?
A 1031 exchange is a swap of one investment property for another investment property. Under certain circumstances, this process allows you to postpone paying federal taxes on any capital gains.
Most taxpayers are eligible to engage in a 1031 exchange. But the properties you are selling and purchasing must qualify as an investment property, trade, or business. For more details about how a 1031 exchange works, please read our blog post: 1031 Exchanges: On the Chopping Block? Six Things to know in 2021.
How are you marketing a property for sale?
Our number one guiding principle is that RELATIONSHIPS ARE PARAMOUNT.
The most important thing that we do when marketing a property for sale is to get on the phone. We implement a PROACTIVE PROCESS of securing the most qualified buyers by leveraging our database and network of established relationships with individual investors, promotors, professional real estate investors, private equity firms, building owners, and developers.
With offices collaborating from Boston to Florida, we leverage our platforms and create competition in the markets we serve. We have associates licensed in CT, NY, RI, MA, NH, and FL, and our proprietary database includes contacts from third-party vendors to the brokerage community.
The first thing we do when marketing a property for sale is to get on the phone with the most qualified buyers for your property.
Additionally, we market your property through multi-channel strategic digital marketing campaigns including:
- Email marketing
- Northeast PCG website
- Press release and news
- Leading CRE portals and
Our social media platforms – Facebook, Instagram, and LinkedIn.
In addition to digital marketing, we also do print and direct marketing throughout the year.
What is the fee?
Our fee reflects our value proposition to our clients and aligns with other top industry specialists. That said, we are happy to discuss a structure that works for all parties involved.
How quickly can you sell my real estate investment?
How quickly your commercial investment property will sell depends on a variety of factors. In addition to the location and asset type, the financial underwriting and strategy for pricing property to sell will always impact the speed of the sale. The first several weeks of marketing are the most critical when selling your mixed-use, retail, or multifamily real estate property. Choosing the best pricing strategy for your specific asset is part of Step 2 in our process: Presentation of Value and Market Demand.
This knowledge will empower you to make the right decision when listing your property and help you reach your goals. To get started building wealth, request a property valuation.
What can I expect to net or bring to closing?
Allow one of our investment specialists to provide a specific property valuation to provide you with an idea of what to expect.
What happens once you sign the listing agreement?
Once you sign the exclusive listing agreement, our team works collaboratively towards the shared goal of selling your property. A member of our team or an outside vendor will take photographs of your building and/or land. We’ll create marketing content that tells a compelling story about the business plan and opportunity for an investor to purchase your mixed-use, retail, or multifamily real estate property.
Then we will launch the listing. At this time, our investment specialists will proactively connect with the most qualified buyers, as your investment property is also posted to our website and other industry-specific platforms. We’ll initiate an email and social media marketing campaign and strategically place your property before potential buyers.
Don’t want to have your property marketed publicly? No problem, we can work with you to find a confidential marketing plan that fits your needs.

What will my real estate property sell for? What is the value of my property?
Pricing property to sell is critical to success. To provide you with the best and most accurate value analysis of your real estate property, we will review your property books and records, together with recent sales of similar properties, and create a demand analysis for the location of your asset.
Why do you need my property’s income and expenses? How does it impact the value of my property?
We request your commercial investment property books and records so that we can do a complete property valuation of your income-producing building.
Your books and records tell a story about your real estate operations. A future buyer must understand the current income and expenses to better see how they can generate wealth and create income when they purchase your asset.
Unlike other firms, we don’t just sell a building, but we also sell a business plan to let prospective buyers know why they should buy your property. But to tell that story, we first need to understand the complete picture ourselves.
Associates View: Does my building need any maintenance or rent increase to get the most value?
With a pulse on the regions where we do business, we will view your property through an external lens and provide you recommendations for any maintenance items that may help increase the value of your property. Also, we can guide you with a review of your rents to achieve your goals of maximizing value or other sales strategies.
